san pedro revitalization & impactful neighborhood growth (SPRING)

DELIVERING A VISION
AT THE HEART OF SATX'S MIDTOWN COMMUNITY

SPRING is focused on revitalizing the South-Central stretch of San Pedro Avenue, from San Pedro Springs Park to I-35. For decades, this corridor has been underutilized, with poor pedestrian infrastructure and a lack of multi-use development.

OUR ADVOCACY PLAN

ECONOMIC GROWTH & BUSINESS RECRUITMENT

We work to attract businesses and investments that strengthen the corridor’s economy, creating a more vibrant and sustainable commercial district.

ENHANCING PUBLIC AND PEDESTRIAN SAFETY

We prioritize safer streets by advocating for pedestrian-friendly infrastructure, improved lighting, and better transit options.

CORRIDOR IDENTITY & PLACEMAKING

Through branding, beautification, and thoughtful urban design, we aim to establish a distinct identity for San Pedro Ave, making it a true gateway to downtown.

VACANT BUILDING ACTIVATION

Empty spaces should be opportunities, not obstacles. We support creative reuse and investment in vacant buildings to bring life back to underutilized properties.

COMMUNITY ORGANIZING & ADVOCACY

By empowering residents and businesses, we foster collaboration and push for policies that reflect the community’s vision for a thriving corridor.

PUBLIC & PRIVATE INVESTMENTS

Sustainable growth happens when the public and private sectors work together. We connect developers, businesses, and local government to drive meaningful investment in the corridor.

THE RESULTS SO FAR FROM SPRING PHASE I

We are addressing critical challenges—unsafe streets, limited access to essential services, and the need for thoughtful, community-driven development. Now is the time to engage, collaborate, and drive meaningful change.

Through ongoing outreach, we are gathering input from residents to shape the future of our advocacy efforts.

We met with neighbors from the Five Points and Tobin Hill neighborhoods to discuss the opportunity for revitalization along San Pedro.

We conducted a needs assessment, whose results are available below.

With TBG Partners, VIA, Tobin Hill & Five Points CA, Strong Towns, and Activate SA, we walked the corridor to spot safety and accessibility issues.

You can contribute your own data to Activate SA's walk audit tool below.
